    Regarding the lateness of condo fees, you have to give her a deadline (check the length of time) first, that she needs to have the account brought up to date. If she does not pay the balance in full or make repayment arrangements, then you need to refer to legal counsel to get a lien placed on her property. I’m not sure if you can actually foreclose on the property……legal counsel would be the best to consult to start the whole process.
    As for the Pet, you need to look at your bylaws and what actions are prescribed to have the pet removed. You may also want to contact legal counsel on this as well, as it seems like this lady is a problem. You want to have all your ducks in a row and don’t want to lose on a technicality.

    We recently had DAVEY TREE EXPERTS do a complete assessment of all of our trees and shrubs. They gave us specific advice for each problem identified. They offer a variety of services including deep root watering which is something that we are contemplating getting done this fall and again next spring. We highly recommend them. They are a very large international company with their own research facilities. Alberta office is located in Leduc.

    Our Corp is about to have our SIUD registered at Land Titles. As per the ACT and REGS our Board passed a resolution adopting the SIUD. The ACT permits the Board to do this, but it should ratified or amended at the next AGM whenever that may be.

    Be certain that you clearly specify the job responsibilities. You might want a self starter who will do those extra things beside sitting by the phone coordinating contractors. You might also want each job carefully inspected for adequate completion.

    Thank you Kelly for your reply. We did find several companies in early Jan 2020 and selected one which we are happy with their work. We went with a company called CRT Developments Inc.

    We rely on Board members to monitor both of our visitor parking areas. If we notice a vehicle there for an extended period of time, we’ll monitor and then put a warning on the vehicle and take a picture of the vehicle/plate. In the beginning the warnings were ignored to the point that all of our stalls were being used by residents. After we started having by-law issue tickets it stopped. So far it’s been effective and we rarely have an issue now.

    Okay, good to know. I can see units in a high-rise tracking vehicle for insurance purposes especially when underground parking is used. We are on an outdoor level-lot with townhouses, so in our case, I wonder if that is being too nit-picky. Other than these parking violations which are uncommon, we would never require access to owner vehicle information.

    Good Morning Rocky,

    We have all our units vehicles/insurance placed in the office in their files, we have underground parking which is only allowed for the residents of the building, we have a parking lot that is for visitors and we really do not track the vehicles but that has brought up a great topic for the next meeting.

    Unless the son is listed on the title, he is a tenant (regardless of his relationship to the titled owner). You will want to verify with your legal counsel, but I believe that he can be evicted as per the CPA like any other tenant is who is in violation of the Bylaws. You will need your documentation to proceed, but it is possible. Good luck
