KeymasterAs a last resort, do a title search at any registry doing that. The AMA can do this.

KeymasterAs a Board, we decided to have a mandatory FOIP form(Freedom of Information and Protection of Privacy) signed every year by all owners/tenants for legal permission to use a group e-mail to send out Minutes etc.
We sent a copy of our FOIP by e-mail to everyone and had everyone bring their signed FOIP to the AGM. Only had a few to collect after! You could include all the info you need on this form.

KeymasterThe new Condominium Property Act was passed in 2014, but has not been proclaimed. That will happen when the new regulations are finalized, which is an agonizingly slow process. Until then, the provisions of the previous Act, mentioned in the previous comment, still apply.

KeymasterPlease see The Act, Rental of Units, sec. 53 to 57. My Act is “Effective January 1, 2002”. There may be a later version, but the Alberta Govt. is still working on a revision that to my knowledge has not yet been ratified.

KeymasterOur corporation does not hold keys to any of the 15 units and there is no master. However, we work hard to keep a mutually respectful relationship so that if quick access is required it is rarely difficult to get in.
We keep frequently updated emergency contact information for the residents and owners, with a second contact as well, and some owners share keys with their neighbors in case of emergency.

KeymasterThank you all for your comments. I think our board may need to rethink the direction they’re currently heading in. The more I research condos and pets, the more obvious it is that “you can’t please everyone”!

KeymasterNo pets is a selling feature. We allow pets how ever we are now a zoo. We will be revisiting this issue. Don’t let a few screw things up. Realtors are will give this as an excuse . There are probably other reasons for units not selling. Such as what is your reserve, what is the over all condition of the complex, if your complex is getting old snd dated try ab assessment to get back up to par.

KeymasterOur rules are close to Tom F.’s , where visitors may bring in a pet for a specified number of days. The Owner is held responsible for the pet’s behaviour, keeping it on a leash while on common property, and promptly picking up poop. the Owner must also advise the condominium manager of an upcoming visit.
By and large, we have not encountered much trouble with visiting pets.
The No Pet Bylaw on the other hand will be attractive to buyers who want or require there are no pets living permanently”in the building. It’s a distinct plus to them when looking for a condo. By the same token you close yourself off from offers from people with pets. It is probably wise to have your listing realtor well aware of the Pet rules, and to be forthright about it when qualifying prospective buyers. It’s a “black or white” issue, There is no middle position that works, so don’t allow a discussion to start.
Over the short run in a down market it can be frustrating to be selling a unit that is in a small segment of the overall condo market. But when you do get a prospect who demands No Pets, we’ve found that a deal can happen quickly in an attractive building, because the buyer also has limited choice.

e) have a visiting dog in the Unit for a period of more than three days;

KeymasterOur Bylaws state that anyone can have 1 pet, as in dog or cat, less than 15 pounds (small pets). All pets must be on a leash when outside, including cats. Visiting pets must meet the bylaw requiements.

KeymasterWe were getting water into our elevator pits so we used CCD Western to drill and inject poly foam to skirt the exterior of the pits. No more water problem for now but they guarantee their work.
