Red Tape Reduction to Condo Legislation Forthcoming

In June the current government paused the changes to the Condominium Legislation that were due to come into effect on July 1st, 2019. The pause was seen as a way to reduce further red tape from condominium governance and the announcement by Service Alberta Minister Nate Glubish on November 27th, 2019 in Sherwood Park confirms that the changes will make condominimu living more practical.

Recent amendments brought forward in this revision include:
•   Reverting to a simplified version of voting that is clear and concise for condo owners and boards
•   Removal of administrative burdens for AGMs 
•   Clarifying that malicious acts inside units by occupants of that unit are the responsibility of the owner
•   Defining deductibles as contributions which will allow condo corporations more options to collect them
•   Allows owners, through their bylaws, to self-determine the needs of the community and modify certain default regulations

 


 

CCI North Alberta Chapter President, Anand Sharma, stated , “CCI North Alberta is very pleased to support the release of the new condominium regulations.  These amended regulations reflect a government that listened to key stakeholders who were impacted by the practical effects of overregulation. The new legislation is well balanced and will significantly improve the lives of condominium owners, boards, and industry members.”

“These changes will help simplify condominium governance for volunteer boards especially regarding voting procedures, conducting AGMs efficiently, and clarifying the insurance claims process. Prior to the red tape reduction review the regulations created more financial and administrative burdens for the condominium community”.
